As an unofficial “Part 2” to Episode 7 (A Guide to Move Outs and Security Deposits), this episode is all our best tips for a smooth tenant move in.

Where move outs are important to process properly with regards to the security deposit, the whole procedure for prepping and organizing for a new tenant to move in is just as crucial to follow.

We discuss what landlords should do to prepare their property for showings, safety concerns to check on, and items to remember for the actual tenant move in day.  If you are not doing this yourself, is your property manager or representative doing these things?

We keep a special garbage disposal “key” under the kitchen sink and have a short video we shot to send tenants in case they have a jammed disposal. 

It has saved us from having to go to our units for a repair at least 4 times since creating it and the tenants are always so happy that they were able to resolve the issue themselves!
