Go work on your rental properties and see what improvements you need to make…

But don’t forget to do Spring cleaning in your office as well!
📁Clean out old tenant files over 3 years old (shred any sensitive information)
💲Evaluate your expenses: Check property tax evaluations, see where you can make any cuts to overhead or monthly expenses.
🤔💭Do planning on how to improve your business: Buy more properties? become a private lender? 1031 exchange existing properties? How can you increase your income?

At minimum once a year you should be doing a deep dive into your business and evaluating all these areas.

We do inspections twice a year. Once in the Fall

We do inspections twice a year.

Once in the Fall and once in the Spring.

In the Spring we ask all our primary techs to come and do their inspections alongside us. Kevin and I can handle a lot, but our expertise is not construction, mechanical, nor pests. It’s how to run and operate rental properties.

So, we let the professionals do their job, so we can do ours.

They are looking for water leaks, pests, and checking the HVAC mechanicals to make sure they are working correctly. We are looking for lease violations or maintenance that needs to be performed.

Our general contractor (GC) is present for both inspections as well as all move out inspections, so he can evaluate the space and recommend improvements to make based on our current financial position and future goals.

This may cost us around $2000 annually for multiple units, BUT we do feel more confident and at peace that the properties are cared for and we have done our best to prevent any issues from occurring.

Recently we had a tenant text that they were having flies come in through a hole in their wall…
Yep, it was termites…AGAIN!

Now you think we would have learned from the first experience, but this was subterranean termites (in the ground), not drywood termites like we had the first time (think big circus tent to get rid of them).

You’d also think that we would have our pest control company do more inspections since we’ve had to go through this before… we did not.

BUT NOW WE WILL!

From this point forward, once a year (likely in Spring) we will hire and pay our pest control company to come out and do a thorough inspection of our properties and look for ALL pest infestations.

Our inspections are getting more and more involved, but we have high hopes we can do enough preventative management to limit and mitigate any issues from getting too far out of hand.
